Deedlio Terms of Service
These Terms of Service govern your access to and use of Deedlio, a software platform owned and operated by Deedlio LLC. By creating an account, accessing Deedlio, or using Deedlio features, you agree to these Terms.
1. Eligibility and Account Responsibility
You must be legally able to enter into a binding agreement and must provide accurate account information. You are responsible for maintaining the security of your login credentials and for activity performed through your account.
If you use Deedlio on behalf of a brokerage, team, transaction coordination company, or other organization, you represent that you are authorized to do so.
2. Permitted Use
You may use Deedlio for legitimate business purposes consistent with applicable laws, real estate rules, licensing requirements, privacy requirements, communications regulations, and these Terms.
You may not use Deedlio to:
- send unlawful, deceptive, abusive, fraudulent, or unsolicited communications;
- upload or distribute content you do not have the right to use;
- interfere with system security, availability, or integrity;
- attempt to access another user's data without authorization;
- use the platform in violation of carrier, messaging, email, or telecommunications rules.
3. User Content and Customer Data
You retain ownership of information and content you submit to Deedlio, including contacts, transaction records, documents, messages, notes, forms, property information, and uploaded files. You grant Deedlio the limited rights necessary to host, process, transmit, analyze, and display that information in order to provide the service.
You are responsible for ensuring that you have the legal right to collect, store, use, and communicate with the individuals whose information you place in Deedlio.
4. Communications Features
Deedlio may provide email, SMS, notifications, reminders, scheduling, templates, automated follow-up, AI-assisted drafting, and other communication tools. You are responsible for reviewing and approving communications before sending when required by law or professional standards.
You agree not to use Deedlio communications features to send spam or to contact individuals who have not provided the required consent.
5. SMS Messaging Terms
Program: Deedlio SMS may be used to send account, service, real estate inquiry, transaction, scheduling, follow-up, reminder, and customer-service text messages.
Consent: SMS messages are sent only to recipients for whom appropriate consent has been recorded. Consent may be obtained verbally, in writing, through a website form, or by another lawful method.
Message frequency: Message frequency varies based on the recipient's relationship, inquiry, transaction, or requested service.
Rates: Message and data rates may apply.
Opt out: Reply STOP to opt out of SMS messages. Additional recognized opt-out keywords may also be honored.
Help: Reply HELP for help or contact the business or agent that sent the message.
Consent not required for purchase: Consent to receive SMS messages is not a condition of purchasing Deedlio or engaging a real estate professional.
No sale of SMS consent data: Mobile information, text messaging originator opt-in data, and SMS consent will not be sold or shared with third parties for their own marketing or promotional purposes.
Service providers: Deedlio may use telecommunications and technology providers as necessary to deliver messages, process opt-outs, maintain records, prevent abuse, and operate the service.
6. Messaging Compliance
Users are responsible for complying with applicable messaging requirements, including consent, identification, opt-out handling, quiet-hour restrictions, carrier policies, registration requirements, and industry rules such as U.S. 10DLC requirements where applicable.
Deedlio may suspend or disable messaging features where there is suspected spam, abuse, carrier noncompliance, excessive complaints, invalid consent, or other regulatory risk.
7. AI-Assisted Features
Deedlio may use artificial intelligence to assist with drafting, extraction, summaries, reminders, property analysis, transaction review, lead follow-up, and similar tasks. AI output may contain errors or omissions and must be reviewed by the user before reliance or use.
AI-generated content does not constitute legal, financial, tax, appraisal, brokerage, inspection, lending, title, or other professional advice.
8. Documents and Electronic Signatures
Deedlio may integrate with document management and electronic signature providers. You are responsible for confirming that documents, recipients, signing authority, and transaction terms are accurate before sending or executing documents.
9. Third-Party Services
Deedlio may integrate with third-party services such as email providers, telecommunications providers, e-signature platforms, calendars, payment processors, cloud storage, and property-data services. Your use of those services may also be subject to their own terms and policies.
Deedlio is not responsible for outages, service changes, account suspensions, pricing changes, carrier restrictions, or other actions taken by third-party providers.
10. Subscription, Add-Ons, and Billing
Some Deedlio features may require a paid subscription or add-on. SMS, phone numbers, messaging registration, usage, carrier surcharges, or third-party costs may be billed separately from the core Deedlio subscription.
Pricing, included usage, overage charges, and billing terms may vary by plan and may be updated from time to time with appropriate notice.
11. Service Availability
We work to provide reliable service, but Deedlio is provided on an “as available” basis. We do not guarantee uninterrupted access, error-free operation, specific delivery timing, carrier acceptance, or successful delivery of email or SMS messages.
12. No Professional Advice or Transaction Guarantee
Deedlio does not guarantee the outcome of any real estate transaction, contract, offer, property valuation, repair decision, closing, financing decision, compliance review, or communication.
Users remain responsible for their own professional judgment and for obtaining legal, accounting, tax, appraisal, lending, inspection, title, brokerage, or other professional advice when appropriate.
13. Suspension and Termination
We may suspend or terminate access where necessary to protect users, comply with law or provider requirements, address nonpayment, prevent abuse, or protect system security. You may stop using Deedlio at any time, subject to any subscription or billing obligations then in effect.
14. Intellectual Property
Deedlio, its software, branding, interface, workflows, documentation, logos, and related materials are owned by Deedlio LLC or its licensors. These Terms do not transfer ownership of Deedlio intellectual property to users.
15. Disclaimers
To the maximum extent permitted by law, Deedlio is provided without warranties of merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability. Users assume responsibility for verifying information and outputs before acting on them.
16. Limitation of Liability
To the maximum extent permitted by law, Deedlio LLC will not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages, lost profits, lost commissions, lost opportunities, lost data, transaction losses, or damages resulting from third-party service failures.
17. Privacy
Your use of Deedlio is also subject to the Deedlio Privacy Policy. The Privacy Policy explains how information is collected, used, stored, and shared.

18. Changes to These Terms
We may update these Terms as Deedlio evolves, new features are added, laws change, or provider requirements change. The effective date at the top of this page will be updated when material changes are made.
